In Quantity survey, we estimate the quantities of item of work involved in construction of building,water supply,road works etc.

Quantity surveying also includes valuation of properties,rate analysis,report on estimation of various item.

In simple words, this is a schedule of quantities of various items in a construction.It also involves cost management process,procurement advice,cost planning,tender analysis etc.

  • SPECIFICATIONS- Quality and class of work,list and quality of materials to be used in project,nature of work,proportion of materials to be used,method of preparation of materials are also required.
  • RATES- Rates of materials,labour,transportation cost,taxes-these details should be available before making the estimation.

Quantity surveying in various stages of construction project


Quantity surveyor provides various services  during THREE STAGES of construction project.

These three stages are-

  1. Pre-contract stage
  2. contract stage
  3. post contract stage

1.Roles and responsibilities of a quantity surveyor in pre-contract stage

In this stage,Quantity surveyor mainly assist the client to develop his wish list.
On the basis of architectural sketched drawing of project an detailed cost-estimation & quantity estimation of material is done by the quantity surveyor.

In this stage the accuracy of estimation is less,because construction drawing and plans are not available in this stage.

2.Roles and responsibilities of a quantity surveyor in Contract stage

This stage is also known as TENDER STAGE.
In this stage quantity surveyor makes BILL OF QUANTITY from detailed construction drawings and plans.

QS evaluates the tender accurately and accordingly with the work on site so that the tender priced correctly.

Evaluation of tender includes
  • BOQ
  • Tender drawings
  • Specification of work
  • Tender form

3.Roles and responsibilities of a quantity surveyor in Post-Contract stage


In this stage,quantity surveyor submits the tender report to the principal agent and after that assists the client to make a decision on which contract pr tender will be suitable for the project.

At last Quantity surveyor prepares a contract documentation.

From the moment a plan is drawn until a large construction project has been completed, a quantity surveyor is likely to be involved in a legal, technical and financial capacity.They need to make sure that the project remains efficient and profitable.

In simple term,This is a subject where we evaluate the quantities of all required materials from the construction drawing and from site.
